To confirm your booking, you are required to pay a deposit equal to one month’s rent. This deposit secures the room for you. Upon arrival at the apartment, you must pay a one-time commission fee equal to one month as an entry fee.
The deposit will be returned to you after the end of your stay, once the keys are handed back and our inspection confirms no major damages to the apartment. Regular usage-related wear and tear will not be considered grounds for withholding the deposit.
- You may cancel your booking and receive a full refund of the deposit if cancellation is made at least 35 days before your arrival.
- If the room provided is significantly different from the description and photos on our website, you will be entitled to a full refund of the deposit.
- No refunds will be issued for cancellations made less than 35 days before arrival or after the entry fee has been paid.
All rental agreements are formalized through a legally binding contract, which is registered by LIM srl with the Italian Tax Authority (Agenzia delle Entrate). The cost of registering the contract is included in the rent.
LIM srl complies with Italian and European data protection regulations (GDPR). We only collect and use your personal data for the purposes of registering the rental contract with the Agenzia delle Entrate. Your data will not be shared with third parties or used for marketing purposes.

- No Visits Permitted: For the privacy and security of our tenants, visits before renting the apartment are not permitted.
- Responsibility for Belongings: LIM srl is not responsible for any theft or loss of personal belongings during your stay. Please ensure your items are properly secured.
LIM srl reserves the right to terminate the rental agreement in the event of violation of any terms or conditions, including non-payment of rent or commission fees, property damage, or illegal activities.
Any disputes arising out of or relating to these terms and conditions or your rental agreement will be governed by Italian law, with Milan as the exclusive jurisdiction for legal proceedings.
